Your home may be repossessed if you do not keep up repayments on your mortgage.

01

Start with a budget that works for you

Your deposit and the mortgage available to you help shape your property budget. A lender will also consider your income, spending, existing commitments and credit history. The amount you can borrow is not the same as the monthly payment you feel comfortable with.

Tell Anwar how much you have saved, where the deposit is coming from and whether you are buying alone or with someone else. Explain any family help at the outset so the lender requirements can be checked.

There is no single borrowing amount or deposit requirement for every first-time buyer. Eligibility depends on your circumstances, the property and lender criteria.
02

Understand an agreement in principle

An agreement in principle, sometimes called a decision or mortgage in principle, gives an indication of what a lender might lend based on the information supplied. It can help you understand your potential budget before a full mortgage application.

It is not a mortgage offer or a guarantee of approval. The lender will still need to assess the application and the property. Ask what type of credit search will be used before proceeding.

03

Plan for more than the deposit

Keep room in your budget for the purchase itself and the ongoing costs of owning a home.

A lender valuation is for the lender and is not a substitute for a survey of the condition of the home. Discuss the appropriate survey and legal checks with the relevant professionals.

Your solicitor can confirm the purchase tax and any relief relevant to your situation. Do not assume being a first-time buyer means every purchase is tax-free.

  • Mortgage product fees and any agreed broker fee
  • Solicitor or conveyancer fees and searches
  • Valuation and any separate property survey
  • Any property purchase tax due in the country where you buy
  • Moving costs, insurance, bills and maintenance
  • Service charges and other leasehold costs, where applicable
04

Get ready for your application

Anwar will confirm the documents relevant to your circumstances. A useful starting point is:

Start with a conversation even if you have not chosen a property. When you are ready, use the client portal for the supporting documents Anwar requests.

  • Photo identification and proof of address
  • Evidence of income, such as payslips or self-employed accounts and tax documents
  • Recent bank statements and details of existing commitments
  • Evidence of the deposit and its source
  • Details of the property when you have found one

GOOD QUESTIONS. CLEAR ANSWERS.

Your questions answered.

Can I speak to Anwar before finding a property?

Yes. You can discuss your plans, deposit and circumstances before you start viewing. Anwar can explain what information will help you prepare.

How much deposit do I need?

The deposit required depends on the mortgage and your circumstances. Tell Anwar what you have available so the relevant options and requirements can be considered.

Can my family help with the deposit?

Tell Anwar if any of the deposit is a gift or a loan. The lender and solicitor will need to understand its source and any conditions attached.

Does an agreement in principle guarantee a mortgage?

No. It is an indication based on the information available at that stage. A full application and assessment of the property are still needed.

Can I apply if I am self-employed?

Being self-employed does not automatically prevent an application. Income evidence and lender criteria matter. Our self-employed mortgages page explains the documents to discuss with Anwar.

What will the advice cost?

Our typical standard residential advice fee is £499 on mortgage offer. Fees can vary with complexity and are agreed at the outset. Read the Fees page for the full explanation.
