How rental income affects borrowing
Buy-to-let lenders commonly assess the rent against a stressed mortgage interest payment, using an interest coverage ratio. This is a lending assessment, not a forecast of investment returns.
The calculation can vary with the lender, product and applicant. The property, deposit, credit history and wider finances can also affect the options. Anwar can explain which requirements matter to your application.
- Estimated or current rent and tenancy details
- Property value, deposit and borrowing needed
- Existing mortgages and other financial commitments
Personal ownership or a limited company?
The ownership structure affects which mortgage products may be available and the documents a lender will request. A company application can involve checks on the company and its directors, and a personal guarantee may be required.
Choose a structure with appropriate tax and legal advice. A mortgage comparison does not establish which ownership option is best for your tax position. Transferring an existing property to a company is not simply a change of mortgage name.
HMOs and portfolio landlords
Tell Anwar at the outset if the property is an HMO or has multiple tenancies. Property layout, tenancy arrangements and licensing can affect lender eligibility. Check the applicable licensing and planning requirements with the local council.
If you own several rental properties, prepare a portfolio schedule. Lenders may assess the wider portfolio as well as the property being financed. Definitions and evidence requirements vary.
- Property addresses, values and mortgage balances
- Monthly rent and mortgage payments for each property
- Tenancy details and relevant licences
- Ownership names and company details where relevant
Look beyond the headline interest rate
Compare the interest rate alongside product fees, valuation and legal costs, any broker fee and early repayment charges. The lowest headline rate is not necessarily the lowest overall cost for your plans.
Our typical buy-to-let advice fee is 0.5% of the mortgage loan: £500 payable on mortgage offer, with the balance on completion. The actual fee is agreed at the outset. See our fees page and full Services & Costs document.
GOOD QUESTIONS. CLEAR ANSWERS.
Your questions answered.
Can I apply for my first buy-to-let mortgage?
Some lenders consider first-time landlords, subject to their criteria. Your experience, property, finances and intended tenancy will affect the options. A conversation with Anwar can establish what information is needed.
Does rent have to cover more than the mortgage payment?
Lenders may use a stress test and rental coverage margin rather than just the initial monthly payment. The method and thresholds depend on the lender and case.
Can I buy through a limited company?
There are mortgage products for eligible limited company applicants. Availability depends on the company, directors, property and lender. Take separate tax and legal advice before choosing an ownership structure.
Can you look at an HMO or portfolio case?
Tell Anwar about the property type and portfolio before starting an application. He will review the circumstances and explain whether suitable options are available through Mswitch.
Is buy to let FCA regulated?
Some buy-to-let mortgages are not regulated by the Financial Conduct Authority. The position depends on the type of borrowing and circumstances; Anwar can explain the relevant position for your case.
