MSWITCH GUIDE · SELF EMPLOYED

Self-employed mortgage documents: a starting checklist

Prepare the evidence without assuming every lender needs the same pack.

Start with how you work

A sole trader, director and contractor may need different evidence. Explain the business structure and how you receive income before requesting documents from your accountant.

Keep the figures aligned

Accounts, tax documents and bank statements need to tell a consistent story. A lender may ask for more than one year of evidence, but requirements differ. Check what is needed for your case, especially if you have recently started trading or changed structure.

Your starting checklist

  • ID and proof of address
  • Tax calculations and corresponding tax year overviews
  • Finalised accounts where relevant
  • Personal and business bank statements
  • Contracts, salary and dividend information as applicable

How does this apply to you?

Anwar can discuss your circumstances, explain the options available through Mswitch and confirm any advice fee before you proceed.
