MSWITCH GUIDE · MORTGAGE BASICS
How to compare mortgages beyond the headline rate
A rate is one part of the decision. Look at costs and features together.
Updated 19 October 2026 · General information
Ask what the comparison includes
Product fees, advice fees, valuation charges and legal costs can affect the overall cost. The period being compared also matters. Ask what is included in the figures and which costs are only estimates.
Consider your plans
A deal’s flexibility can matter if you plan to move, overpay or change your borrowing. Early repayment charges and product restrictions should be considered alongside the rate. Your adviser can explain the options relevant to your circumstances.
Your starting checklist
- Rate and period it applies for
- Fees paid now or added to the loan
- The effect of interest on any added fees
- Repayment features and relevant restrictions
